Do I need a lawyer to buy a house in Greece?

Yes, lawyers are required by the buyer and seller and carry out the necessary legal investigations and title control for the last 20 years; they ensure that the property is free from mortgage notes, claims, expropriations, rights of way and, in general, all legal encumbrances. In addition, lawyers ensure that all property taxes of the seller, are paid.

Do I need a notary when purchasing a house?

Yes. A notary is a government-appointed attorney who processes and certifies all real estate transactions, including drafting and reviewing all official documents, to ensure the legal transfer of the property.

Do I need an accountant?

No, but it is wise to hire an accountant when buying a house in Greece, to help you with tax returns and to explain the tax laws in Greece.

Do I need a tax registration number (AFM)?

Yes, this tax number (AFM) is mandatory for all buyers of houses in Greece, including foreigners and permanent residents abroad. It is issued free of charge at the tax offices. All applicants must show their passport and sometimes also their birth certificate. If you have given your lawyer full power of attorney, he/she can apply for an AFM on your behalf.

Do I need a Greek bank account?

No, it is not mandatory. However, it is useful to open a Greek account if you are going to live in Greece, for example to pay your energy bill.

Do I need a residence permit to buy property in Greece?

No. A residence permit is not required when buying a house in Greece. However, if you want to buy a car in Greece, you will need one. EU citizens can easily apply for one at the police.

Do I need to make a down payment when purchasing a property in Greece?

In order to hold the property for you, show your serious interest and take the property off the market, a down payment is sometimes required. 10% of the purchase price is normal. In the case of projects that are just under construction, the payments may vary.

Do I have to be present at the signing of the contract?

No, it is not necessary, unless you would like to be present. You can prepare a power of attorney to enable the signing of the contract in your absence. If you are not in Greece, you can use your power of attorney to have the lawyer of your choice in Greece sign the purchase contract on your behalf.

Do I have to file tax returns in Greece once I become the owner of a property?

Yes, the Greek state has made it mandatory that all properties in Greece must be declared by filling out and submitting a form E9 to the Greek Tax Authority. This is mandatory for every owner of real estate in Greece, even for those who live abroad and have never filed tax returns in Greece or have no income in Greece. You do not only have to file an E9. The E9 is a schedule that must be filed together with the basic Income Tax form E1. If you have no income in Greece, you enter “0” income on the E1 form; you must still file the E1 form.

Do I have to pay property taxes annually?

Yes, the amount depends on the value of your property.

Can I buy a property in Greece as an EU citizen?

You can buy property in Greece provided that you are a citizen of the European Union. In certain circumstances, it is possible for citizens of other countries to buy property in Greece. To determine what the rules are in these cases, you should contact the Greek consulate or embassy in your home country.

Can I buy real estate in someone else’s name?

Yes, you can purchase real estate together with your spouse and/or other co-buyers, in the name of children or legal heirs, or in the name of a company.

Can I get a mortgage in Greece? If so, what are the requirements?

Yes, it is sometimes possible to get a mortgage in Greece. However, the requirements are strict and the application process can take a long time. To apply for a mortgage, you will need your passport and proof of income for the last 3 years (P-60s, pay stubs, or self-employment tax returns). Keep in mind that if you are applying for a Greek mortgage, you must be able to pay all closing costs before any funds are released from the bank.

Can I renovate or build a house in Greece myself?

Yes, it is possible, if you are a DIY enthusiast. However, major renovations or buildings that require planning permission will require locally registered tradespeople to carry out the work. There is an estimate of the number of man days that must be covered by the National Insurance (IKA) and this must be paid for even if you have done the work yourself.

Can I work or open a business in Greece?

All citizens of the European Union have the right to live and work in Greece. You need a residence permit which also serves as a work permit. This is now a relatively simple procedure and there is a very small fee. It is obtained from the nearest police headquarters. An accountant or lawyer can help you with the formalities of opening a company in Greece.

Can I take my car to Greece?

Yes and No. If this is your first home, you have the right to bring the car to Greece, tax-free, and buy Greek number plates. There is a fee for this registration. You must arrange all the paperwork with the Greek embassy in your home country before you come to Greece. It is not possible to start this procedure once you are here. If this is your second home/holiday home, you can only bring the car for a period of 6 months per year. After the 6 months, you are obliged to take the car out of Greece.

What is the fiscal object value of a property in Greece?

The fiscal objective value is the estimated monetary value of a property according to the Greek tax authorities. As a general rule, the fiscal value of a property is considerably lower than the purchase price.

What happens if the legal searches reveal any problems with the property?

If any issues come to light, you will receive a full refund of your deposit.

What happens if I change my mind?

When you have signed a contract and paid a deposit for a property, this is considered an official intention to purchase. It is important that you are absolutely certain that this is the property you want, and that you feel that you are not under any pressure to sign a contract and pay a deposit. If you decide to back out of the purchase, you will lose your deposit.

What happens if the seller changes his mind?

Once you have signed the pre-contract and paid an initial deposit, your deposit will be refunded double by the seller.

What type of insurance is recommended?

Although there are no market standards regarding the types of insurance that can be purchased, it is reasonable to suggest that real estate can be insured against the following risks: fire, earthquake, water damage, glass breakage, storm and theft.

Where to buy a property in Greece?

With over 2,500 islands in Greece and the mainland, you are spoiled for choice. A few tips: coastal properties around resorts will be more expensive. Inland, you will get more for your money.

How long does the process of buying a property in Greece take?

If all documents are correct, it is possible to complete it within 4 weeks, but in our experience it is more likely to take 6 weeks to 3 months. Of course, there are cases where it takes even longer. The sooner the seller provides the correct documents, the sooner the transfer can take place.

What is the difference between building inside or outside the city or village?

Building within the village boundaries means that you can build on a smaller plot, where the infrastructure is in place and you only pay connection charges for services such as electricity and telephone. The size that you are allowed to build on a village plot is much larger, but is set per plot of land. You are not allowed to exceed this total building area. On a plot of land of 1000 m2 you are allowed to build 400 m2 in some cases. Building in the countryside means that you must have a minimum of 4,000 m2 (there are a few exceptions). You will then be responsible for the costs associated with services being brought to your home. This can be expensive and problematic, so make sure you understand how these services are provided.
