When viewing property in Greece, it’s common for a real estate agent to ask you to sign a Buyer’s Agreement, also known as an Agency Agreement or “Opportunity Suggestion Order.” This document is officially approved by the Federation of Real Estate Agents of Greece (OMASE) and is standard practice to protect both buyer and seller.
The agreement serves important security purposes. Properties may be occupied, and owners want to ensure their privacy and safety. By keeping a record of property visits, agents help prevent any misuse or risk. Just as you wouldn’t let strangers walk into your own home, property owners appreciate knowing who has been shown their home.
If you decline to sign, agents are generally not allowed to show you the property or share its exact location. Especially with private residences, this is a strict but reasonable policy. The Hellenic Federation of Real Estate Agents recommends all professional agents follow this protocol.
By signing, you confirm your genuine interest in the property and acknowledge the agent’s role in introducing it to you. You are not financially committed unless you decide to proceed with a purchase. It simply protects both parties and formalizes the relationship.
These agreements act as a useful record of your search. You’ll have a clear list of which agents you’ve worked with, which properties you viewed, and the details discussed. It helps avoid double viewings and miscommunication, especially if multiple agents offer the same listing.
For buyers, it secures transparency about price, property characteristics, and ownership. For sellers, it ensures traceability of viewings—who visited, when, and with which agent. This fosters trust and accountability on all sides.
The Buyer’s Agreement is a simple but important step in your property journey in Greece. It helps ensure a safe, professional, and well-documented process for everyone involved.
